Building Certification

ACS can provide Building Code of Australia compliance advice, reports & certification for all residential and commercial projects. As a Level 1 building surveying contactor company we can take on all types of projects ranging from the less complex structures such as patio’s, through to the more complex high risk multi storey developments.

ACS offers an online certification process or the traditional hard copy assessment to suit our customer requirements.

We provide Certificates of Design Compliance which can then be lodged with the Local Permit Issuing Authority, usually the Local Government, for the issue of a Building Permit for construction.

All plans and specifications are assessed against the applicable Building Code of Australia (BCA) and referenced standards by our qualified team of building surveyors.

Energy Assessments

If you are constructing or renovating a residential or commercial building, then we have the resources to provide you with the most appropriate energy efficiency certification in a timely and cost effective manner.

ACS can provide 6 star energy assessments for new residential buildings and BCA energy compliance reports for alterations and additions to existing dwellings.

ACS uses the latest Nathers accredited software in assessing your new residential dwelling which allows us to assist you in providing the best energy efficiency outcomes that will minimise building costs and meet the BCA requirements.

Our Team provides a high standard of service and the in house energy certification assists in providing our clients with a faster and more efficient certification service.

Level 1 Bushfire Attack Level (BAL) Assessments

We can determine the severity of a building’s potential exposure to ember attack, radiant heat and direct flame contact, using increments of radiant heat expressed in kilowatts per meter squared, which is the basis for establishing the requirements for construction to improve protection of building elements from attack by bushfire.

Level 1 Building Code Certification

We can review your plans and designs to ensure compliance with the requirements of the BAL we can also issue Certificates of Design Compliance for obtaining building Permits.

Permit and Certificate Lodgement Services

We understand that the building approval process can be complex and tedious.

At ACS we offer our clients a complete package that includes the certification and lodgement of the plans and documentation with the Permit Issuing Authority for building permits and all building approval certificates.

This allows our clients to concentrate on planning the project while avoiding the bureaucratic hassle.

Strata Inspections & clearances

ACS has proven to be a leader in providing certification of new and existing buildings for strata clearances.

We can provide a prompt and efficient inspection service for both residential and commercial properties to facilitate the issue of the Certificate of Building Compliance – Strata.

ACS can also assist in the application process with the Local Permit Issuing Authority for either the Occupancy Permit – Strata for commercial buildings or a Building Approval Certificate – Strata for residential buildings.

Occupancy Permits

We can provide inspections and certificates for residential or commercial properties intended for the purpose of occupancy.

We can also assist in the application process with the Local Permit issuing Authority, usually the Local Government, who will then provide an Occupancy Permit.

Retrospective Building Approvals

If you have building work that has been inadvertently constructed without the appropriate permit / licences then we can assist you.

ACS can provide inspections, advice and certification of unauthorised buildings.

We can provide assistance with drafting, planning approvals and engineer certification when required.

ACS has two Livable Housing Australia Registered Assessors who can evaluate the design and completed construction of homes against the Livable Housing Design Guidelines.

Access Appraisals
